Driveways for a Resort Community
Asphalt paving in Lake Arrowhead serves a mountain resort community where most homes are not lived in full time. Lake Arrowhead sits at about 5,174 feet, about 13 miles northeast of San Bernardino's city limits. At the 2020 census it had 12,401 residents and 11,737 housing units, and 56.4 percent of those units were vacant, most of them second homes and vacation rentals.
Snow and runoff
Lake Arrowhead averages about 37.7 inches of precipitation and 22.4 inches of snow a year. Water runs down steep streets and driveways in storms, and snowmelt refreezes overnight. Driveways here need good drainage under and across the pavement, and cracks sealed every fall.
A built lake
The lake began as a reservoir: developers dammed Little Bear Creek in the late 1800s, and the resort village was built between 1921 and 1923. The lake is private, governed by the Arrowhead Lake Association, and roads, water and sewer are managed by the Lake Arrowhead Community Services District, formed in 1978.
Owners who are away
With so many second homes, we often work while owners are elsewhere. We schedule, send photos at each stage and leave the drive barricaded until it is ready. For vacation rentals, we plan around bookings.
Typical jobs
- Steep driveways rebuilt with proper base and drainage
- Parking pads for guests and vacation rentals
- Crack sealing and sealcoating
- Patching around utility work
Season
Mountain paving runs from late spring to early fall. Book early; the season is short.
Costs
HomeGuide lists standard asphalt driveways at about $5 to $12 per square foot, and steep mountain access adds cost. Sealing runs about $1 to $2 per square foot and crack sealing about $0.50 to $3 per linear foot. We itemize the proposal.
Access
Mountain roads limit equipment size. We look at access during the site visit.
Guest parking
Vacation rentals often need more parking than the original driveway provides. We can add a parking pad on a compacted base, graded to drain, where the lot allows.
Plowing
Smooth surfaces and flush edges help plow blades ride over without tearing the pavement.
Steep lots
Many Lake Arrowhead homes sit on steep lots with short, sloping driveways. We compact carefully on slopes so hot asphalt does not shove, and add rolled edges or channels to carry runoff off the drive at safe points.
Resort history
The resort village was built between 1921 and 1923 and opened in June 1922. Some of the area's oldest homes and drives date from those early decades. Old drives on steep lots are often thinly paved and patched; rebuilding them with a drained base and proper thickness is the lasting fix.
Short season
Mountain paving runs from late spring to early fall. Book early.
Permits and associations
